What is the Developer Transition?

Simply put, “transition" is the process by which “control” of a planned community association shifts from the Developer to owners/members. "Control" primarily means the ability to elect or appoint all or a majority of the Board of Trustees. It is not the act of transfer or acceptance of the common elements or common property.

The transition is not a one-time event, but a series of events that transfers control of the association. The process is designed to increase owner involvement and decrease Developer involvement with the growth and maturing of the community. In a well-planned and implemented transition program, actual turnover is a mere formality that marks the end of an extended process. When the Developer and owners work cooperatively through the transition process, both benefit by a well-run association with the financial stability, operations and lifestyle benefits offered through the association continue seamlessly.

SunRiver Development has strived to be proactive by initiating transition stages early, including establishing committees with owner involvement and education in the association operations. To prepare for the March 2013 transition date, the Board established a Transition Committee to review all the community documents, policies and finances. The committee is working through a detailed process and will provide periodic reports to the Board.

The health of the association and the desirability of the community is largely due to the cooperation that has existed between SunRiver Development and SunRiver Owners. The goal and sincere desire of everyone involved is to protect all we have built together and complete the transition in a logical and prudent manner, ensuring SunRiver St. George will flourish for years to come.
